Step 1

Welcome Package

To put your bags down and exist administratively in Spain.

A free first conversation to map out your situation
Foreigner identity number (NIE): file, appointment and someone beside you
Empadronamiento: your official registration at the town hall
Opening a Spanish bank account
Non-certified translations included

Optional add-ons

Additional family member (NIE + empadronamiento)

Step 2 · Renting

Rental Package

You've found somewhere to live and want to sign without nasty surprises.

Full review of the rental contract before you sign
Verification of the owner's identity (nota simple from the Land Registry)
Translation of the contract into your language
Legal check: deposit, additional guarantees and advance payments
Advice on your rights as a tenant under Spanish rental law (LAU)
Someone with you at the signing, in person or by video call

Step 2 · Buying

Home Package

Whether you're already here or still abroad, you want to buy a property.

Property shortlist and viewings (up to 5 viewings included)
Negotiation handled by us, in Spanish, with real knowledge of the local market
Translation and support at the notary
Connecting utilities (water, electricity and so on) and basic insurance
Support throughout the whole purchase process

Fixed fee plus a commission on the final purchase price, both set out during the first conversation. Notary fees and purchase taxes (ITP or VAT) are not included.

About the packages and pricing

Why aren't prices shown on the website?

Because no two moves are alike. One person renting a studio and a family of four buying a house involve neither the same work nor the same price. We'd rather give you a fair figure after listening to you than a headline price that creeps up along the way. The first conversation is free and you come away with a clear number.

Can I combine several packages?

Yes, and that's the most common case. The Welcome Package is the foundation: it makes everything else possible. On top of it you add the Rental Package or the Home Package depending on your plans. If you already have your NIE, we obviously don't charge you for it.

What happens if my plans change along the way?

We adapt. Plenty of our clients arrive planning to rent and end up buying, or the other way round. We adjust the scope and the price together, with no penalty.

Are notary fees and taxes included?

No. Our fee covers our support. Notary fees, administrative charges and the taxes on a purchase (ITP for resale property, VAT for new build) are paid directly to the bodies concerned. We cost them out for you in advance so your budget is complete, with nothing appearing at the last minute.
